Viva Benx Pompeii

Viva Benx Pompéia is already under construction, with basement, ground floor and 26 other floors, with a total built area of 14,756.28m². The project consists of 266 HIS and 38 R2V units, and in the Common Areas, it will have a Bike Rack, Forest, Toy Library, Cinema, Coworking, Delivery, Party Room, Fitness, Gourmet, Vegetable Garden, Game Room, Laundry, Pool, Petplace and Fitness Terrace.

In the construction, photovoltaic panels will be used to generate clean energy that will benefit the condominium, PEX pipes that reduce connections and allow seamless replacement, in addition to frames with roller shutters in the rooms, allowing greater light entry and control of air flow in the environment, USB sockets in the main bedrooms, and a mix of sustainability measures to save condominium costs and preserve the environment, as well as LED lamps in all common areas — more durability and less consumption and presence sensors in the lighting of common areas. It also has air conditioning in all social areas of the residence and a load and drain forecast in residential units with balconies and NR units.

The modern corporate building will consist of two fully integrated towers, one already existing and the new tower, called LUNA NOVA. The project is a Triple A seeking the highest level of certification in sustainability and well-being, and will have 66,637.80 thousand m² of built area, in addition to the retrofit of the existing tower.

Viva Benx Pinheiros is a modern development that combines contemporary architecture with comfort, practicality and technical innovation. The construction was made possible by crimping metal profiles and excavating up to the basement level, using a mixed system of precast plate and concrete cast on site. The foundation consists of Franki piles measuring 52 cm and 60 cm in diameter, supporting loads of 110 to 130 tons per pile, ensuring stability and safety. The structure is made of reinforced concrete, with a resistance of 40 MPa from the foundation to the 7th floor and 30 MPa on the remaining floors. The project complies with NBR 15575 standards, ensuring technical, acoustic and user comfort. Acoustic walls between units provide privacy. The hydraulic distribution is carried out using a Pex system, which does not corrode and allows curves that reduce load loss. The project has a water tank for the reuse of rain and an environmental compensation and reverse logistics project for the disposal of materials, minimizing environmental impact.

The building will have frames with roller shutters in the rooms, allowing greater light entry and control of air flow in the room and a USB socket in the main bedrooms. The building has a mix of sustainability measures to save condominium costs and preserve the environment, as well as LED lamps in all common areas - more durability and less consumption and presence sensors in the lighting of the common areas,
It will have air conditioning in all social areas of the residential and a load and drain forecast in residential units with balconies and NR units.

The project complies with the RBR Sustainability Seal and will have PEX type piping, which reduces connections compared to another system, providing speed in the construction, rainwater collection system for garden irrigation, and a gate with shielding level IIIA - frame and masonry. The pool will be delivered with a schedule for future installation of the gas heating system and comfort generator.

Construction begins on the Viva Benx Star Conceição, which will have 27 NR (flat) units and 193 2-bedroom units (HMP and R2V), totaling 220 units, in addition to two active facades, one on the ground floor and the other on the first floor, distributed over 19 floors, a basement, ground floor, attic and roof.

The project has a mixed structural system: up to the 4th floor with fencing masonry and reinforced concrete structure and from the 5th floor to the structural masonry roof. The façade will be finished conventionally, using plastering and textured putty, up to the 5th floor and from there on the bi-layer structural masonry. The frames of the private units will be with roller shutters in the rooms, allowing greater light to enter and control the flow of air in the room. The project includes a rainwater collection system for garden irrigation, a gate with shielding level IIIA - frame and brickwork, a set of measures that provide savings for the condominium and our commitment to the environment. In addition to these, sanitary basins with an attached box with a double drive for 3 and 6 liters, aerators will also be installed in the faucets, providing savings in the waste of water and LED lamps and lamps.

  • At the entrance to the project, we will have acm-coated elements in addition to the tilting gate and access ramp to the basements.
  • On the façade of the project we will have sliding beams in addition to Venetian stucco cladding.
  • The condominium is equipped with a power generator system with emergency system assistance.

Technical differentials

  • Composed of a basement, ground floor and 2 towers with 9 floors each designed for a deep propeller pile-like foundation, reinforced concrete structure with sealing masonry up to the 1st floor and from the 2nd floor executed in structural masonry.
  • The project includes the “economix” package, applied to the Viva Benx works, which is a set of measures aimed at bringing savings to the condominium through measures such as the use of LED lamps and lamps, presence sensors in common areas, toilets with water-saving devices (dual flush valve) in common areas and apartments, collection and use of rainwater, elevators with intelligent call, photovoltaic panels for power generation, single entrance with access control for pedestrians and vehicles, garbage center, infrastructure for individualized measurement of water and gas.

  • The units are powered by the busway system (shielded bus), together with a power cable to the main frame of the unit, protected by a DR circuit breaker.
  • The project has lightning protection systems (SPDA), connected to every project.
  • The rainwater collection system on the roof was designed with the EPAMS system, which is a water collection and drainage system using an anti-vortex system preventing air from entering and generating negative pressure throughout its plumage until it reaches its maximum capacity level, capturing a volume up to 8 times larger than the traditional one, and its technology allows reducing the number of slopes, columns and pipe diameter.

With a significant series of technical differentials, the work was completed in 17 months.

Technical Differentials

  • The structure of the towers was built using the concrete wall construction system in record time, with a full floor being completed every two days.
  • Used in PPR (Random Copolymer Polypropylene) plumbed for vertical feeding of hydraulic systems and Pex system (flexible cross-linked polyethylene tubing) for cold water distribution.
  • The project has lower polypropylene reservoirs that distribute water using booster pumps for upper carbon steel reservoirs (ASTM A-36), which in turn distribute it to all units.
  • The units are powered by the Busway system (shielded bus), together with a power cable to the main frame of the unit, protected by a DR circuit breaker.
  • Facade of the project executed in texture directly on concrete walls. We also have precast decorative elements and decorative aluminum grilles on the façade.

Work carried out with a deep propeller pile foundation and a shallow foundation with blocks and baldrames, with a conventional concrete structure of 22 floors and a reinforced concrete floor designed for vehicle traffic. At the entrance to the project, an aluminum grill with black electrostatic paint was used with glass and in the area of the gate, 10 mm polycarbonate with an armored gate built at level IIIA of standard NIJ 0108.1.

On the façade of the project, a metallic brise system was installed, a model with monolithic checkered grilles in white with a mesh of 150 x 150 mm between axes.

The project's garages consisted of finished concrete floors and where rain occurs, waterproofing was carried out with a 4 mm asphalt layer attached with oxidized asphalt and an asphalt bath, protected with concrete coating. In the garage on the 4th floor, in addition to the waterproofing system with asphalt blanket, a PU (polyurethane) protection system for self-traffic was used.

The project has a fire fighting system, equipped with a fire alarm, a ladder pressurization system and smoke detectors.

The condominium is equipped with an energy generator system and has acoustic insulation in its area.

PPR (Random Copolymer Polypropylene) plums were used for vertical feeding of hydraulic systems and Pex system (flexible cross-linked polyethylene tubing), both for the distribution of hot and cold water.

Gas is distributed to the units through buried pipes and in watertight or ventilated plumage identified according to standards established by Comgas. Inside the unit there are 2 forecasts for gas: one in the service area that is available for installation of the passage heater system and the other in the kitchen to forecast the stove.

The units are powered by the Busway system (shielded bus), together with a power cable to the main frame of the unit, protected by a DR circuit breaker.

The external walls of the units are composed of sealing masonry and the internal walls are composed of a drywall system, made of Standard plates and RU plates (moisture resistant).

In wet areas, a polymer waterproofing system was introduced with a 10 x 10 mm mesh reinforcement mesh.

In the pool area, the raised floor system was used to create the pool deck covered in granite stone.

The adult pool has been incorporated with an infinity edge system. To create this system, the entire perimeter of the edge was made 3 cm below the bank level, with the objective of creating a water slide, which dumps the excess water into a recirculation lung from the infinite edge. This excess of water that overflows and falls into the circulation lung is led to a water tank, located below the raised floor, which, with an automatic system of buoys and pumps, recirculates the water to the pool, thus creating a unique system.

The pool waterproofing system consisted of a double asphalt layer of 3 and 4 mm bonded with oxidized asphalt.

On the roof, lightning protection systems (SPDA) were built, connected to every project.
